Before you buy land check and see if they require you to hook up to city water and sewer, you'd be surprised how many "rural" properties that are way out in the country require city water and sewer. When you have your own septic system you are responsible for maintaining it, you have to take good care of it and be careful about what you put down the drain. When you have your own private well for water, you need to get the water tested and if the pump breaks you are responsible for getting it fixed.
